What can I do if my tenant filed bankruptcy?

Our Professional Answer:

As a landlord, if one of your tenants files for bankruptcy, you should consult with a bankruptcy attorney to see if you should file a claim in that bankruptcy case. If so, you will be paid a portion, if there are recoverable assets. If the case is a Chapter 13, typically you will get payments of the past due amount. You should be able to expect that your tenant will make payments of the future rent on time. Again, do see your attorney about this one.
